Contract Types We Work With
Lump Sum Contract
A lump sum contract offers certainty from the beginning. A fixed total price is agreed upon before construction starts, and the builder is responsible for delivering the project within that set budget. This method is ideal when the design and scope are clearly defined, and it limits the client’s exposure to cost variations.
Cost Plus Contract
This method provides flexibility as the project evolves. The client pays for the actual costs of labour, materials, and other construction-related expenses, plus an agreed-upon margin or percentage for the builder. It’s best suited to projects where the scope is not fully locked in or when flexibility is needed during the build.
Design and Construct Contract
With this streamlined approach, B for Build manages both the design and construction phases under one contract. This allows for faster timelines, better design-to-budget alignment, and more cohesive communication between all parties. It’s ideal for clients seeking a simplified process with a single point of responsibility.
Construction Management Contract
In this model, the client engages a construction manager to coordinate the project, while trade packages are tendered out individually. It offers more control over decisions and costs, but the client assumes more financial risk. B for Build can assist as either the construction manager or in key trade packages under this structure.
